Our History

Who runs this

We started managing properties across Massachusetts in 2019, and we learned quickly that the difference between a good property and a headache is the contractor you call first. We have managed everything from small two-family homes to larger residential complexes, and we have watched the same names come up again and again when things get done right — with follow-up, with insurance, with genuine care about the work. The contractors worth keeping send photos of the work before and after. They explain what they found and why it needs attention. They stand behind what they do.

That is why we started keeping a list. And that is why we started pointing people toward the ones we trust. This site exists because property owners shouldn't have to hunt for a reliable contractor the way we did in our first few years.

Something we changed our mind about

Years ago, we thought we needed to hire contractors ourselves and coordinate all the decisions. It was faster to just handle it in-house and move on. We could control the timeline, negotiate the price, and get back to managing the rest of the property.

We stopped doing that. Not because it was too much work, but because property owners actually want to know what is being done to their homes. They want to understand the repair, ask questions, and feel like they have a say in the decision. When we started connecting owners directly with the contractors we trust — sending them to vetted professionals who would explain the work and walk them through financing if they needed it — everything changed. Owners felt respected, contractors appreciated working with clients who had already been warmed up by someone they could trust, and our properties lasted longer because the work got done right the first time. This is not a coincidence. It turns out that owners who understand what happened to their roof are more likely to catch a new problem early.

The record so far

Part of vetting a roofing contractor for our properties is checking their work against the standards set by the Insurance Institute for Business & Home Safety, which means fewer surprise leaks after the next Nor'easter. We manage properties across Tewksbury, Billerica, Lowell, Reading, and surrounding areas, and we have seen what happens when a repair is done to code and what happens when it is not. The difference shows up in the second winter.

We have built relationships with contractors who focus on residential roofing, siding, gutters, decks, windows, and doors — the work that keeps a property in shape and keeps owners from waking up to water stains. Some of these relationships go back five years or more. When we call with a new job, they understand what we are looking for because we have worked with them before. They know we expect follow-up.

We have learned that the contractors worth keeping are the ones who show up, answer questions honestly, and do what they said they would do.
